Streets were designed, and the design survives
Almost every street was laid out at a particular moment, for a particular kind of household, with a particular assumption about how people would arrive. Those assumptions are physical, so they persist long after the reasoning is forgotten. Reading them takes half an hour on foot and tells you things no listing will.
Lot width and block length
Narrow lots on a tight grid with short blocks usually mean the street was laid out when people walked, before cars set the geometry. Wide lots, long blocks, curving roads and cul-de-sacs mean the opposite. The change is roughly datable, and it tells you what the street will be like to live on: the walking-era grid has more through traffic and more destinations within reach; the car-era layout has less of both.
Uniform lot widths mean the land was platted and sold as one scheme. Irregular widths mean it accumulated, usually over decades, which is why such streets carry a wider mix of house types and ages.
Whether the houses were built together
A row of houses with the same roof pitch, the same window rhythm and the same setback was built as one project, by one builder, for one intended market. A street where every third house is different was infilled over a long period. The first tells you what the area was originally for; the second tells you it has been changing, and probably still is.
Later additions are equally legible: an extension is usually visible in the roofline, a converted garage in the proportion of the front, a divided house in the number of doors and meters. A street with many of these is a street where the housing stock no longer matches the households, which is itself a useful fact.
Trees date a street better than houses do
Street trees are usually planted at development and rarely replaced wholesale. A canopy of large mature trees indicates decades of continuity; young trees at regular intervals indicate recent work, either new building or a replanting after loss. Trees also tell you about the ground: species that like wet feet cluster where water sits.
Follow the water
Walk the street and watch the grade. Where does rain go? Is there a ditch, a culvert, a storm inlet, or nothing at all? Are the lowest houses raised, and if so, by whom and when? Are there recent driveways or landscaping that redirect run-off toward a neighbour? Drainage problems are expensive, slow to fix, and frequently invisible in dry weather, so the physical evidence of past water is worth more than the absence of any today.
Look at the edges
The middle of a street tells you what it is; the ends tell you what it is next to. A quiet residential road that meets a main road at one end and a school at the other has two different traffic problems at two different times of day. A street that dead-ends into open land has an open question attached to it, because open land near houses is land that can be built on. Ask what the boundary is and who holds it.
What to check afterward
- Which side of any school or service boundary the street sits on, and when that was last redrawn.
- Whether the road is publicly maintained or private, which decides who pays to resurface it.
- What is recorded for nearby vacant or agricultural land.
- Flood and drainage records for the low end of the street, not the address itself.
- How the street sounds at the two times of day you have not visited.
